This property was not occupied for over two years resulting in the dreadful condition of the home and landscaping. This single-family home was totally gutted and converted to a duplex.
The basement was underpinned to provide 7’-6” ceilings. A separate entrance to the basement apartment was built. There are separate furnaces, hot water tanks, gas and hydro meters for each unit along with a main and sub water meters. The old lead water line was replaced with a 1” diameter copper line. The entire home was spray foamed from the basement up to the second floor and the flat roof section. The attic was insulated with batts of insulation and vapor barrier. There is new drywall, trim and millwork, electrical, plumbing and duct work throughout.
The homes in this area typically have one washroom on the second floor. We built a main washroom and master bedroom ensuite on the second floor without compromising the spacious master bedroom.
The cabinets are from Frandel Kitchens. The main floor kitchen has a stone countertop from Crystal Tile & Marble. All the windows and doors are from Pollard Windows and Doors.
