This three-storey renovation required complete demolition of the main and third floors with 30% demolition of the second floor.
In addition to replacing the stairs from the main floor to second floor, the new stairs from the second floor to third floor were relocated which required structural work including wood beam joist supports to create the new floor opening. The exterior walls were reframed. After the installation of the plumbing, electrical and ventilation components, the second-floor flat ceiling and the walls were spray foamed providing R-28 and R-35 insulation values respectively in addition to superior air sealant properties. Subsequently the drywall, new trim and doors, hardwood flooring and cabinets were installed completing the incredible transformation. The project included two new washrooms and the renovation of the second-floor washroom.
