This 120-year-old, double brick, two storey, single-family home was a total demolition to the bricks including replacement of all the subfloors and joists with new joists and flooring. The old one storey double brick rear addition built in the mid 1940’s was demolished and removed from site. A new two storey addition was added and the original part of the basement was underpinned to provide an 8’ high basement ceiling. Because of the close proximity to the neighbour’s home, shoring was required to provide soil stability that supported the neighbour’s home and driveway during construction. This single-family home was converted to a duplex.
The home was spray foamed from the basement to the second floor including the flat roof section, leaving the attic for blown in insulation. There are three new bathrooms, two new sets of cabinets, solid ¾” maple hardwood flooring throughout the main and second floors with a natural finish look. The ½” diameter lead water main line was replaced with a 1” diameter copper line to service both apartments. Each apartment has its own furnace, hot water tank, hydro meter, gas meter and separate entrances. The new windows and exterior doors are from Pella.
